Background
This was repeat work for a client – several years ago I had completed some tiling for them after being recommended by another builder. Later on, the client contacted me to ask for work to be done on converting their loft, and then later a rear extension to their property.
Preparations
After having agreed the estimate, the first thing to be done was a meeting with the neighbour to support making a party wall agreement for the work that was planned.
The existing conservatory was demolished to make way for the new extension,
Main Work
We laid foundations which had to be much stronger than before as this time we would create a two storey extension on top of them. Building Regs are particularly interested in this stage to ensure that they meet all requirements.
After building the outside walls with steels beams according to the structural engineer’s drawing, the new roof was created.
The initial electrical works were carried out before we plasterboarded the inside walls and skimmed them.. To enable the heating of the new space, we extended the radiator system through it.
The ground floor was tiled and first floor was laminate wood flooring. Final finishing was to install all the doors, architraves and skirting boards before painting throughout.
An entire new kitchen was installed.
External Works
The new walls were rendered and painted to match the original house.
Completion
The electrician completed the final fix and provided certification. Finally, the Building Regs team were invited to view the work and agree that all was according to their standard.
