Background

The customer approached us after they had a recommendation from one of our previous clients.  They were looking for a building company to convert an unused loft into an en-suite bedroom with a stairway as designed by their architect.

Preparations

Before the start of the project and signing of contract, we met the customer and their neighbours to discuss how the work will affect them and to come to an agreement about how to approach it.

We organised scaffolding and all materials to come on site.

Main Work

The initial works involved installing steel beams and joists and then constructing the external and internal stud walls with timbers before building a new flat roof.  The owners had chosen velux windows to add more natural light so we also installed these into the roof.

We created the separate bedroom and bathroom areas by building stud walls.  Once the walls were insulated we installed the first fix of plumbing and electrics and then completely covered the inside with plasterboard and skimmed. On the outside, we used plywood, meshed and rendered.

The central heating had to be extended into the new loft area – so involved installing new pipework and radiators.

Once the wall structures were created, we installed the staircase, hanging doors and windows. Our qualified electrical contractors completed the wiring & lighting works.  All the doors were changed to match fire regulations.  We decorated throughout the new area – walls and ceilings were painted as well as the doors, skirting and architraves.

Final Activities

Once all the work was completed we arranged the inspection from the electrician and building regulations to obtain the relevant certificates.

We conducted final cleanup and went through the work with the client to ensure they were satisfied with the final status. The project was completed one week ahead of schedule.
